The best tip that I can give you is to find someone that is already a successful real estate investor and pick their brain. You can read all the books you want and read all the stuff that is posted on the internet and still be at square one. It's always hard to make that 1st step. If you find a seasoned investor usually they will be more than willing to help you. They usually enjoy what they are doing and their experience can go a long way to help you out. If you don't know anybody like that then check out this organization--The New Orleans Real Estate Investors Association I joined in July of 2008 and I was really impressed by my 1st meeting, in the neighborhood of 200 people showed up. All sorts of investors. They have a meeting once a month and is very informative. I really advise at starting here if you want to start investing in real estate.
